We act as the data controller under Turkish Law No. 6698 on the Protection of Personal Data (“KVKK”).
2. Personal Data We Collect
2.1. Data you provide directly
- Identity and contact details: name, surname, phone number, e-mail address
- Enquiry content: your questions about listings, property request preferences (budget, area, number of rooms, etc.), message content
- Account data: if you register, your username, hashed password and profile photo
- Favourites and saved searches: listings you save and search criteria you store
2.2. Data collected automatically
- Device and connection data: IP address, browser type, operating system, device model, app version
- Usage data: listings viewed, search history, time spent on pages
- Location data: only with your explicit permission, for “listings near me” and map features
- Notification token: a device token used to deliver push notifications
3. How We Collect Data and Legal Grounds
We collect personal data through website forms, the mobile application, phone calls, WhatsApp and e-mail, by automated and partly automated means. Our legal grounds are:
- Necessity for the conclusion or performance of a contract (KVKK art. 5/2-c)
- Compliance with a legal obligation (KVKK art. 5/2-ç)
- Necessity for our legitimate interests (KVKK art. 5/2-f)
- Your explicit consent for marketing communications, location use and cookies (KVKK art. 5/1)
4. Purposes of Processing
- Providing brokerage services for property sales, purchases and rentals
- Responding to your enquiries and proposing suitable properties
- Scheduling viewings and managing customer relations
- Resolving your requests and complaints
- Improving our services, debugging and maintaining security
- Sending campaign and new listing notifications where you have consented
- Fulfilling our legal obligations
5. Cookies
We use cookies to keep you signed in, remember your preferences and measure site traffic. Strictly necessary cookies are required for the site to function. Analytics and marketing cookies operate only with your consent. You may delete or block cookies through your browser settings, though some features may then stop working.
6. Mobile Application Permissions
The VipEmlak mobile app may request the permissions below. Declining a permission disables only the related feature; the rest of the app remains usable.
- Location: to show your position on the map and list nearby properties
- Notifications: for new listings, messages and campaigns
- Camera and photo library: to upload a profile photo or send property images
- Internet and network state: to fetch listing data from our servers
The app does not track your location continuously in the background.
7. Third-Party Service Providers
We rely on the following providers, each governed by its own privacy policy:
- Google Firebase — push notifications and app stability reporting
- OpenStreetMap — map rendering and address lookup
- Google and Facebook — social sign-in, if you choose to use it
- WhatsApp — if you choose to contact our agents through it
- Our hosting provider — server infrastructure
8. Data Sharing
Your data may be shared with the relevant property agent as required to deliver the service, with competent public authorities where legally required, and with the providers listed above. We never sell or rent your data to third parties for marketing purposes. Because some providers host servers abroad, a limited international transfer may occur.
9. Retention Period
We retain personal data for as long as the processing purpose requires and until the end of the statutory limitation periods. Afterwards the data is deleted, destroyed or anonymised.
10. Your Rights
Under article 11 of the KVKK you have the right to learn whether your data is processed, request information about it, learn the purpose of processing and whether it is used accordingly, know the third parties to whom it is transferred domestically or abroad, request correction of incomplete or inaccurate data, request erasure or destruction, request that these actions be notified to third parties, object to results derived solely from automated analysis, and claim compensation for damages caused by unlawful processing.

11. Data Security
We apply appropriate technical and administrative measures — including encrypted connections (HTTPS), access authorisation and regular security updates — to protect your data against unauthorised access, loss and misuse.

Our services are not directed at persons under 18 and we do not knowingly collect their personal data.

This policy may be updated from time to time. The current text is always published on this page; the date at the top shows the last update.
